Excluded: extensions, basements, structural alterations, listed-building work, pools and specialist spa equipment, major external works, remediation, statutory charges, surveys, finance, temporary accommodation, storage, unusual access costs and international delivery or duties. These need separate assessment.
Full refurbishment assumes internal finishes, standard kitchen and bathroom replacement, internal services and joinery within the selected specification band. Decorative refresh retains those elements. The distribution of expensive rooms across the floor area can materially change the result.

How this estimate is calculated
London benchmark review: September 2026. Full refurbishment bands used here are £1,500–£2,300, £2,300–£3,500 and £3,500–£6,500 per m², excluding VAT. They are rounded planning bands informed by published London contractor ranges, not Accanto tender prices. Exceptional projects can exceed the upper band.
Decorative refresh uses a provisional £800–£1,200 per m² allowance, regardless of finish selection. Furniture bands are adjustable planning assumptions, not brand price lists. Professional-fee allowance is 12–18% of building work; actual appointments and fees require a proposal. Contingency is 15–20% of building work. A provisional 20% VAT reserve is applied to the subtotal; the actual tax treatment must be confirmed for your project.
The calculation uses transparent rules, not a live AI survey or a Pinterest image-pricing service. The style choice does not add an arbitrary surcharge. The chosen specification and furniture level determine the allowances.
